interior Broker Price Opinion (BPO) in a timely manner.
For vacant or occupied properties, we can assist with inspection reports of
the conditions of the premise and provide estimates of rehab cost. Also, we
help to negotiate keys with occupants as allow by local laws.
For properties that you decide to rehab, we can assist you finding the right
contractor to do the work cost-efficient in a timely manner. We will also
help to turn on and off utilities.
Each of our listing is market same way or as you instruct us. Normally, we
will build single-property-website with pictures; provide information about
property, neighborhood and potential mortgage-payment for buyers. If
require, we will provide virtual tour of property. Our marketing also
includes MLS, For Sale signs, open houses, bulk email to agents, buyers and
investors in our data base. Your property will be advertised in major search
engines Google, Yahoo, Bing, etc. All our listings have two kinds of lock
boxes, supra-electronic for agents, and combo for contractors, inspectors
and appraisers. If you have a prefer lender to cross-approve potential
buyers, we will inform of seller's request through the MLS.
For REOs or distress sales, we inspect properties once or twice a week or as
required. We provide inspection-report updates back to you once a week or as
the urgency of the situation.
We work for you! If you already have a system in place for your REOs, we
will work with your current REO-platform and requirements. Otherwise, we
will create a REO-platform suitable for your needs.
